1. Title: Sandbox ChubbyKaiju United Nations Center

2. Summary: (1) Purpose: Multi-story metaverse building in Sandbox, serving as a clubhouse, gallery, rentable venue on ground-floor, and administrative office center for DAO elected officials.

(2) Layout: The ground floor can be a gallery-style open-concept club to hang out in, rent for events/pop-up art shows, etc. to generate DAO revenue. When not rented, it's just a place for Kaijus to hang. Upstairs will be restricted access/admin offices to house elected officials and conduct leadership business (office as a perk of getting elected during term), conference room for meetings.

3. Budget and Financials (optional): Sandbox land currently floors approximately 3.5-4 ETH. Among the community, I believe we have the tools to construct the building cheaply. Without an exact budget (as likely some of you know better), my gut says 5-10 ETH development costs may be sufficient.

It's a nice benefit to owning a Chubby Kaiju to have a metaverse spot to go hang out and vibe as a club pass (adds value to base NFT), while also being an income-generating asset that will likely appreciate and can be used for practical internal and external meetings/events (both fun or business). We obviously need to spec a budget before voting, but if there's interest we can start gathering community pieces (voxel designers, etc.).

4. Details (optional): (1) Value-Proposition to DAO/Community: Possible to have covercharged events for revenue to DAO, sell advertising on the outside of building if in high-traffic area. Many other channels will likely grow in this space. (We can later flip the building itself to another company if we want to relocate to a bigger estate or better location. In the meantime, this is an asset that serves as a community backbone and an exciting institution for our culture and crew.)
